A title search is necessary since land is permanent and can have many owners over the years. In addition, various rights to the land may have been acquired by others (such as mineral, air, or utility rights) by the time you come into possession of it.

Our Examiners review the documents relative to the property including deeds, wills, trusts, outstanding mortgages and judgments, property liens, highway or utility line easements, covenants and restrictions for a subdivision, pending legal actions and notary acknowledgements.

We then combine the records together into a single easy to understand packet that outlines property owners and other crucial information. This document is used during the buying and selling process.
